Case Study 1

New Build Care Home – CDM Principal Designer Support

New-build care home development involving multiple stakeholders, complex layout, and vulnerable end users.

The Challenge

The project required effective coordination of design-stage risk across a complex building type, including fire safety integration, services coordination, buildability, and interface between design intent and construction delivery.

There was a need to ensure compliance without creating delay or unnecessary process.

Our Role

We supported the Principal Designer function, including:

Design risk management across RIBA stages
Development and coordination of Pre-Construction Information
Preparation of a structured Design Risk Register
Ongoing liaison with designers, client and contractor

What We Did

We identified and managed significant design risks early, including fire, access, services integration, and work at height.

Pre-Construction Information was structured to be project-specific, clear, and usable, rather than generic. Risk information was aligned to likely construction sequencing and methodology, improving communication between dutyholders.

Portfolio-wide CDM and Principal Designer support across multiple projects of varying type, scale, and complexity.

The Challenge

The client required a more consistent and effective approach to CDM across the portfolio.

Case Study 3

Substation Upgrade Programme – Rail / Power Infrastructure

Health and safety and CDM support across a programme of substation upgrades associated with rolling stock deployment and supporting infrastructure.

The Challenge

The programme involved multiple high-risk environments and technical interfaces, including HV, LV and DC systems, live operational settings, constrained work areas, and contractor coordination.

The challenge was to ensure risk controls were relevant to actual site conditions and that documentation reflected the reality of delivery.

Our Role

We provided health and safety and CDM advisory support, including:

• Pre-construction compliance input
• Review of contractor documentation
• Risk identification and control verification
• Programme-level and site-specific support

What We Did

Contractor submissions, including CPPs and RAMS, were reviewed and challenged to ensure controls reflected real risks.

Significant risks were identified around electrical hazards, access, sequencing, isolation, and live operational interfaces. Assurance was provided through targeted review and ongoing advisory support.

Case Study 4

Residential Portfolio – Fire Risk Assessments Across 19 Blocks

Fire risk assessments delivered across a residential portfolio of 19 blocks and 140+ units, including communal areas and flat interface considerations.

The Challenge

The client required clear, consistent fire risk assessments across a varied housing portfolio.

Key issues included:

• Mixed building types and layouts
• Differing standards of fire precautions
• The need for consistency in reporting
• Requirement for practical, prioritised actions

Our Role

We were appointed to deliver fire risk assessments across the portfolio, including development of a structured reporting format and efficient programme delivery across multiple sites.

What We Did

A consistent assessment methodology aligned to PAS 79 principles was applied across the portfolio.

Reports were structured to clearly identify key fire risks, assess standards of management and protection, and prioritise actions relating to fire doors, detection, means of escape, emergency lighting, compartmentation, and general fire safety arrangements.

Case Study 5

PCI & Design Risk Strategy – Multi-Project Improvement

Development of a structured PCI and Design Risk Register approach across multiple care home and residential projects.

The Challenge

Pre-Construction Information and Design Risk Registers were often time-consuming to produce and not always sufficiently aligned to construction methodology.

This reduced their value to contractors and created unnecessary inefficiencies during pre-construction.

Our Role

We led the development and implementation of a more structured PCI and design risk framework.

What We Did

PCI structure was redesigned to improve clarity, relevance, and alignment to project strategy.

A more focused Design Risk Register approach was implemented, concentrating on significant risks only, with clearer articulation of residual risks and better alignment to sequencing, buildability, and construction constraints.

Standardised appendices, clearer formatting, and more consistent categorisation were also introduced.
